Sale and lease back transactions

Sale-lease-back is a special form of leasing in which the owner sells his property to a leasing company. At the same time, the use of the property is leased back through a leasing contract. You receive the purchase price from the leasing company and then pay the leasing installments. With sale and leaseback, the hidden reserves in the company are activated and the company's liquidity increases. In addition, the equity ratio is improved.

Advantages of sale and lease back

The advantage of sale-leaseback is that leasing allows you to quickly create equity from hidden reserves. The dissolution of hidden reserves does not significantly change the company's risk situation. In contrast, a traditional bank loan extends the balance sheet and increases the leverage on equity.

The leasing rates are considered operating expenses and can be claimed as tax deductions. In addition, this form of financing is flexible and the company is not tied to the leased property. The disadvantages are the costs of a sale and lease back transaction and the fixed term of the lease.
